Mechanical Defects and Deficencies from Our Home Inspections
Two sections of a fireplace
chimney are separated where transitioning up into the enclosure
over the roof. A Fire hazard.
A cap is missing from the
flue vent for the gas water heater. Rain can enter the
vent and the vent may not exhaust effectively.
Directly outside of this
dining room window is the a gas fired swimming pool heater.
Potentially hazardous exhaust may easily enter into the home
if the window were opened.
A clothes dryer duct expels
air and lint into the attic space. It is loose from the
roof-mounted exhaust canopy. Lint is a potential fire hazard
(very combustible).
Deteriorated flexible air
duct. Inner core is exposed where outer vapor barrier and insulation
is damaged / missing.
Open joint between sections
of rigid ducting. Extensive air leakage occurs into the
attic.
Attic insulation is has been blown into
the emergency drain pan below the air handler unit, preventing
it from working. Only the edge of the pan is now visible.
Due to a poorly fitted access cover
(removed), an extensive amount of dust and filth has accumulated
around this air handler blower.
