Plumbing Defects and Deficencies from Our Home Inspections
Leaking copper water supply
pipe. Spots of corrosion and mineral deposits represent "pin-hole"
leaks.
Temperature-pressure relief
valve drain line improperly installed extending upward. Drain
line must drain by gravity.
Plastic (cpvc) pipe too
close to hot flue over water heater. May be damaged by heat
and fail.
Improper drain trap configuration
(too deep) may lead to deficient drainage.
A plumbing vent pipe improperly
terminates below the kitchen window. Sewer gas can enter inside
the home.
Gas fired furnace installed
within a plastic drain pan susceptible to heat damage. A metal
pan must be used.
Significant lead around
shower mixing valve. Water may also leak back into the wall.
Lack of grout maintenance
and caulking has resulted in water intrusion into the wall.
Tiles are falling off of the wall and the substrate behind is
decaying.
